1. How do I schedule and appointment?

You can schedule an appointment by call (615) 305-9103 or you can click here to create and e-mail to request and appointment. Most units can be viewed daily between 8:00 AM CST and 5:00 PM CST.

2. What is required to be approved to move into an apartment?

You will need to obtain an application and submit it with a $35.00 application fee. The fee is for a credit report. You can receive the application when you view the apartment or it can be e-mailed to you or you can download rental application, or call (615) 305-9103 and request that if be faxed to you

3. How can I estimate the approximate move in costs?

4. From a credit standpoint what are the qualifications to move in?

The primary qualification is a good rental history and demonstration that you can afford the rent. The following are other considered:

           Your monthly income and how long you have been employed at your present job

Your rental history

A FICO score greater than 580

Monthly obligtions including rent payment can not exceed 45% of you monthly take home pay

We are looking for a history or track record that you can and do pay your rent. Discounts are available for good employment and rental history.

5. Is Old Hickory Properties pet friendly?

Yes we do allow pets. To have a pet you must pay an additional $150.00 non refundable deposit and $35.00 per month is added to the rent. Add an additional $20.00 per month to rent for each additional pet. Pets are allowed up to 35 pounds. Pit Bulldogs or other animals that the landlord determines to have a bad temperament  or to be bad pets are not allowed.

6. Is there a lease and what other documents will have to be signed prior to move in?

A one year lease is required on all properties, rules and regulations, a pet policy if applicable and a leaded paint disclosure.

 

7. Do you accept Section 8 ?

Yes, we accept both MDHA and THDA. Old Hickory Properties has been renting Section 8 since 1997. All of units are remodeled to meet Section 8, HUD requirements. If you are applying for a unit please bring you Request for Tenancy form. It is recommended that you bring your housing voucher.

9. What are the discounts for good credit, employment and rental history?

Discounts are given for the following:

Credit Score of 675 and up with 2 years constant verifiable employment and 2 good years verifiable rental history 5% discount.

10. What is a security deposit and how is it calculated.

The general purpose of a security deposit is to assure that a tenant pays rent when due and keeps the rental unit in good condition. Calculation of security deposit is as follows:

Equifax Credit Score:

725 to 800 rent amount X .6
700 to 724 rent amount X .7
650 to 700 rent amount X .8
Below 650 rent amount

For Example if you Equifax credit score was 676 and the rent amount was $700.00 then your security deposit would be:

$700.00 X .7 = $490.00 Security Deposit
